A plum business opportunity exists in Greenway for an experienced hospitality operator.
This 205-square-metre cafe or restaurant space is close to buildings packed with government employees - meaning a buzzing breakfast and lunchtime trade.
Mitchell Frail of Burgess Rawson says the tenancy is partially fitted out - a big head start for a new operator.

Town centre amenities include the Canberra Institute of Technology, Lake Tuggeranong College, Limelight Cinema, Homeworld Centre, AMF Bowling and Lake Tuggeranong.
The area was developed in the late 1980s and now includes a major shopping centre and smaller retail malls, new residential complexes and a service trades area, plus several community facilities and government departments.
The Burgess Rawson listing would also likely benefit from the new Southquay development.
Southquay Greenway is Canberra's newest waterfront precinct and is along the shores of Lake Tuggeranong. Once complete, the precinct will comprise about 1000 dwellings and more than 3000 square metres of commercial space in the heart of the Tuggeranong Town Centre.
